Overview

Richard's many years of transactional experience includes financings, acquisitions, dispositions, leases, construction agreements, and management agreements. His financing experience includes debt, equity, and public/private construction and permanent financings. He has obtained entitlements and permits for all types of industrial and commercial projects, including those built on contaminated property.

Richard's representative transactions include numerous debt and equity financings of the acquisition and renovation of office and industrial properties throughout the Western U.S., the representation of certain institutional investors in the sale of 120 acres of unentitled property for development, the representation of the developer of three projects (having over 1.5 million square feet of office space and a hotel) on a Federal Superfund site, the representation of the developer of a 700 acre residential mixed us project, which included an 18 hole golf course, and the representation of the lead developer of Mare Island Naval Shipyard (closed in 1993).
